Apartment Rental Terms and Conditions

By continuing with the reservation, you are accepting the terms and conditions set out below.

Failure to comply with these rules can lead to fines and/or expulsion from the apartment.

 

I – Booking Conditions

  1. Reservation payment and cancellation policies applied to your reservation are those shown on the listing at the moment of booking. The reservation payment and cancellation policies for reservations booked directly with us (website, mail, phone or any other form of direct reservation) are listed on Section II – Payment and Cancellation.
  2. The value of the Tourist Tax for the city of Lisbon is not included in the reservation amount, and must be paid at check-in in cash. This applies to adults and children over the age of 12, to a maximum of 14€ per person.
  3. Final cleaning is included in the rental price, however additional cleaning fees may be charged if the apartment is returned under conditions other than normal and that require additional cleaning.
  4. The reservation amount shown is valid for the number of people shown. If more guests are added later, there may be a price change, the difference being the cost of additional guest to be multiplied by the number of nights and the number of additional guests.
  5. If there is a reduction in the number of guests after booking confirmation, there will be no change in price or refund by Central Hill.
  6. A security deposit of up to 500€ may be charged at check-in to cover possible damages, theft, non-compliance with the rules or departures outside the established hours. This amount will be returned during the next 2 weeks after check-out, after the accommodation has been reviewed and compliance is validated.
  7. Any outstanding payments due must be paid to the Central Hill staff in cash (Euros) upon arrival. The Central Hill staff member has the right to cancel the reservation with no refund if the guest refuses to pay the amount due at check-in.
  8. The Central Hill service includes bed linens, a shower towel per person, hand towels in each bathroom and hand soap for each reservation. Additional cleaning services, including a change of sheets and towels, are available by request for an additional fee.
  9. We do not accept reservations for illegal or immoral activities.
  10. The guest whose name is on the booking confirmation email will be responsible for the behavior of the entire group and agrees to avoid any and all illegal activity.
  11. This agreement is between the guest and Central Hill, who owns the license for rental of the accommodation. This agreement is a license to occupy the accommodation during the agreed-upon period. Guests are not tenants of the accommodation and have not been granted exclusive possession of the accommodation. Guests are renting the accommodation under a license of occupation.

 

II – Payment and Cancellation

  1. Reservations with booking date before April 28th 2020, for all check-in and check-out dates: At the moment of reservation 50% of the total rental amount should be paid. The remaining amount of the reservation must be paid and received with a minimum of 60 days prior to check-in. The city tourist tax must be paid at check-in. In case of cancellation, if the reservation is cancelled more than 60 days prior to check-in date, the cancellation charge is 50% of the reservation amount, with the remaining amount paid back. If the reservation is cancelled within 60 days from the check-in date, the cancellation charge is 100% of the reservation amount, and no refund will be issued.
  2. Reservations with booking date between April 28th 2020 and August 13th 2020 (dates included), for all check-in and check-out dates: At the moment of reservation 50% of the total rental amount should be paid. The remaining amount of the reservation must be paid and received with a minimum of 14 days prior to check-in. The city tourist tax must be paid at check-in. In case of cancellation, if the reservation is cancelled with more than 30 days until the check-in date, the cancellation charge is 0% of the reservation amount, with all amounts paid back. If the cancellation is occurs between 30 and 14 days prior to check-in, the cancellation charge is 50% of the reservation amount, with the remaining paid back. If the reservation is cancelled within 14 days from the check-in date, the cancellation charge is 100% of the reservation amount, and no refund will be issued.
  3. Reservations with booking date between August 14th 2020 and May 19th 2021 (dates included), for all check-in and check-out dates: At the moment of reservation 50% of the total rental amount should be paid. The remaining amount of the reservation must be paid and received with a minimum of 7 days prior to check-in. The city tourist tax must be paid at check-in. In case of cancellation, if the reservation is cancelled more than 14 days prior to the check-in date, the cancellation charge is 0% of the reservation amount, with all amounts paid back. If the reservation is cancelled between 14 and 7 days prior to check-in, the cancellation charge is 50% of the reservation amount, with the remaining paid back. If the reservation is cancelled within 7 days from the check-in date, the cancellation charge is 100% of the reservation amount, and no refund will be issued.
  4. Reservations with booking date between May 20th 2021 and September 13th 2021 (dates included), for all check-in and check-out dates: At the moment of reservation 50% of the total rental amount should be paid. The remaining amount of the reservation must be paid and received with a minimum of 60 days prior to check-in. The city tourist tax must be paid at check-in. In case of cancellation, if the reservation is cancelled more than 60 days prior to check-in date, the cancellation charge is 0% of the reservation amount, with all paid amounts paid back. If the reservation is cancelled between 60 and 43 days from the check-in date, the cancellation charge is 75% of the reservation amount, with the remaining amount to be refunded. If the reservation is cancelled within 42 days of the check-in, the cancellation charge is 100% and no refund will be issued.
  5. Reservations with booking date after September 13th 2021, for all check-in and check-out dates: At the moment of reservation 50% of the total rental amount should be paid. The remaining amount of the reservation must be paid and received with a minimum of 60 days prior to check-in. The city tourist tax must be paid at check-in. In case of cancellation, if the reservation is cancelled more than 60 days prior to check-in date, the cancellation charge is 0% of the reservation amount, with all paid amounts paid back. If the reservation is cancelled between 60 and 30 days from the check-in date, the cancellation charge is 50% of the reservation amount, with the remaining amount to be refunded. If the reservation is cancelled within 30 days of the check-in, the cancellation charge is 100% and no refund will be issued.

 

 

III - Check-in and Check-out

  1. Check-in: after 16:00
  2. Check-out: until 11:00
  3. The guest must call or message the check-in number at least 30min. prior to arrival.
  4. Luggage deposit and/or early check-in allowed, but subject to availability.
  5. If the first person/group arrives after 20:00, a late check-in fee of 30€ must be paid at check-in.
  6. 2 sets of keys will be provided.
  7. Only one check-in per reservation is included. Additional check-ins are possible for an additional fee of 20€ per check-in, plus late check-in fee if one of the check-ins is after 20:00.
  8. All guests must carry and provide valid Identification (ID or Passport).
  9. At check-out, all trash must be removed and all dishes must be washed or placed in the dishwasher.
  10. The apartment must be left in the same condition as when you found it at check-in;
  11. All keys must be left on the table at check-out. If any keys are lost, the lock will be replaced for safety of future guests. The replacement of the lock will be charged to the guest (minimum 75€).
  12. If the keys are left in the lock on the inside of the door during your stay or at check-out the door might be impossible to open from the outside, in which case the locksmith service will be charged to the guest (minimum 75€).
  13. If the staff needs to go to the apartment outside of office hours because the guest is unable to enter the apartment because the keys were left inside the apartment or in the lock, meaning that an additional key is required to open the door, the guest will be charged 20€. In case there is a problem with the lock not caused by the guest this fee will not be charged
  14. Guests that fail to leave before 11:00 AM will be charged for an additional full day accommodation fee. If the guest refuses to leave, Central Hill reserves the right to enter the accommodation, remove the gest’s belongings, change the locks, and take any other action as necessary. The guest will be charged for all the costs.

 

IV – Use of the Apartment

  1. The neighbors' night rest must be respected. This apartment is located in a historic and residential building. It is totally forbidden to make noise after 22:00, parties are not allowed and noise in the common areas of the building must be kept to a minimum. Parties or loud noise will lead to police intervention, expulsion and a fine of 500€.
  2. It is forbidden to leave garbage inside the building outside the garbage bins;
  3. Smoking is not allowed in the apartment or anywhere in the building;
  4. No items other than the listed items are provided.
  5. All items that are in the apartment belong to the owner and are not to be moved or removed from the property even during the stay.
  6. Guests have primary responsibility for their own safety during their stay 
  7. During the stay the door should be locked and windows closed. Central Hill is not liable for any theft that occurs during your stay.
  8. When leaving the apartment, guests must be sure to leave gas appliances turned off, windows closed, all electric devices turned off and the lights turned off.
  9. Pets are not allowed.
  10. Any damage must be paid by the guest, even if it exceeds the deposit paid. The guest hereby authorizes Central Hill to charge any due amount to the credit card provided.
  11. Central Hill is not responsible for any items that guests bring into the apartment.
  12. Any belongings found at the apartment after the check-out will be returned upon request via email. The guest is fully responsible for all charges related to the process of getting back their belongings.
  13. In the rare event that a booked apartment becomes unavailable due to any unforeseeable circumstance beyond the control of Central Hill, the company will not be liable for any inconvenience caused, however Central Hill will take any necessary steps to relocate the guest to a similar apartment.
  14. If the guest does not accept the relocation, the total amount (excluding costs related to the days the guest used the apartment) will be refunded, but Central Hill will not be liable for any further amount in respect to the cancellation of the booking.

 

V - Changes to the Terms and Conditions

  1. Central Hill Apartments reserves the right to update the terms and conditions at any time as required. It is the responsibility of parties using the Central Hill Apartments accommodations service to review these terms and conditions in the case of a change before making a booking.
  2. By agreeing to book with Central Hill Apartments it is understood that the guest accepts any changes and that all parties will comply with these changes.
  3. These terms and conditions do not affect the guests’ consumer statutory rights.
